MAJIC’s investment strategy is to undertake value-add / opportunistic investments in logistics development projects in Japan with the aim of generating development gains as well as income from the completed logistics property to deliver an attractive return of 13% Trust IRR. The Fund is seeded with three logistics development projects comprising a forward purchase of a last-mile logistics property located in Tokyo Bay Area, as well as land plots for development into modern logistics facilities located in central Kyoto and Miyagi Prefecture. MAJIC is expected to achieve over JPY110 billion1 (~S$1 billion)2 in assets under management, after full deployment and all development projects are completed.
The Fund will continue to source quality logistics development projects for acquisition, in order to fully deploy the committed capital raised.
Mapletree Investments Pte Ltd (Mapletree) is the sponsor of MAJIC, and MAJIC is managed by Mapletree Real Estate Advisors Pte. Ltd. (MREAL), a wholly-owned subsidiary of Mapletree. MAJIC is the Group’s second Japan logistics development fund and third fund focused on Japan, after prior successful Japan funds delivered strong performances and exceeded their original target returns.
